How does a home inspection benefit you?

You have heard many times your home is your castle; your dream home; yours 24//7/365 days a year. A place to eat, sleep, gather with the family, friends and a great investment. Guess what? It still remains all of the above. The great part of all of this there is a dream home out there for everyone.

Another great avenue to finding that dream home is utilizing the internet and technology that makes it easier then ever to look for that home. Sit in the comfort of your abode and cruise the internet. Maybe upgrade, downgrade or become a first time home buyer. You can view homes via virtual tour and select a city or area that you would like to investigate. Contact a realtor of your choice and you’re on your way.

Once you have identified and decide to purchase a home, whether it is a new home, existing home, a foreclosure or even a home that you are having built, doesn’t forget the home inspection.
Why? You have heard many times, no home is perfect…True.
You have heard many times you found out the roof leaked after you moved in….True.
You have heard many times the septic system failed after you moved in…True.
All the more reason to have a professional, Texas home inspector inspect your home before you buy or even have a phase inspection while your home is being built. (Special note, all home inspectors in Texas are required to be licensed by TREC…Texas Real Estate Commission).

What is a home or property inspection? In short it is structural and mechanical. That includes the foundation * roof * electrical * plumbing * A/C and Heat * Appliances. A thorough inspection of that home you are about to purchase. Now back to the above question WHY, to know exactly what you are about to purchase is what you think it is. No surprises after you move in. Too late to say I wish I would have spent the additonal money to have the home inspected.

Having a home inspection is the trend and a good trend. When you purchase or build a home you find the home, you find the realtor and you pick your home inspector. If it is right then you have made the RIGHT DECISION.

Carl Winters Home Inspection Thought Provoker’s

Are you you building or buying an existing home?

If you are building here are a few Thought Provokers.

You’ve selected your lot.

Financing.

Your home design process begins. Picking a builder, floorplan design and what you want or think you want or what you can afford.

Remember contractors that were hard to find during the boom are looking for work and ready to negotiate price.

Does the property have supplied utilities? Do you have to drill your own well? Do you have to have a septic system? What building permits do you need?

This is just the beginning, quite a task. So many questions.

Do yor proceed or do you just put your property up for sale and purchase and existing home? The decision is up to you.

Whichever way you decide to go you should have a home inspection. If you are building, have a home inspection before the foundation is poured. The foundation is very important.
A second inspection before they close in the walls, once those walls are closed in you will never know what is behind them. One additional time is suggested before you sign the final papers.

If you are purchasing an existing home it is recommended to have a home inspection to make sure you are getting exactly what you are paying for. No surprises after you move in. This can be a point of negotiation. Please remember there is no perfect home, some repairs can be inexpensive others costly. If you are buying a home find out the last time the septic was pumped and have it checked

What to look for in your home inspector in Texas. All inspector’s are required to be licensed. Find out how long they have been in business.

Have a good realtor and builder to guide you through the process. Now is the time to make a decision with low interest rates, ample and affordable building supplies.
